Our Full Search property buying process consists of the following five strategic steps:
Initial Consultation. Understanding Your Property Needs
In our initial meeting we will gain a feel for your what, where and why of property. As real estate Buyers Agents Sydney it is important we address the following questions during our initial meeting. What is your budget? Has your finance (if relevant) been pre-approved? What type of property are you seeking? Do you have a preference for where this is located? And lastly, why are you seeking this form of property in this location? How does it fit into your outcome goals? Our initial meeting allows us to gain an understanding of your property desires, motivations and personal situation.
This meeting is a time for us to listen and for you to ask as many questions as you wish. We are happy to advise, guide and provide our expertise so we each may gain a sense of our fit as a team. After all, a warm and trusting ‘agent buyer’ relationship is integral to our mutual outcome success. This meeting is also a time for you to gain an understanding of the property buying process and for us to provide you with information on our Buyers Agent services, fees and other information of interest. Lastly, it is a meeting where, in essence, you garner a feel for whether you like us and our methods (or not ☺️).
Service Engagement. The Official Agreement
Once we have decided we would like to work together as a team we complete a Buyers Agency Agreement (BAA). Once we receive your signed BAA and our retainer fee our real estate buyers advocacy work then begins for you in earnest. From this moment on you are in warm, friendly and expert hands.
Please note, it is advised that you have finance secured or pre-approved at this point. This really helps streamline the process and takes away any potential financial hiccups we may find just when we are about to purchase your property.
Briefing. Fine Tuning Our Strategy
Imagine sitting across from a post-graduate university educated property professional who can almost read your mind and pinpoint exactly what it is that you desire in a property within a brief amount of time. This is what our clients have noted about Kitty when they interact with her. “She listens intently and clarifies to ensure we are on the same page.” Once you’ve formally engaged our services we’ll work through a detailed property brief together. We will determine your property goals and outline our strategies to meet these goals thoroughly, yet efficiently. You will be provided with a chance to ask any questions you may have and to be provided with any further information you may require to feel comfortable with our direction.
Research and Analysis. High Quality Data and Financials
We utilise a variety of sources, including agent-only databases. We will research and source high-quality properties that are both off-market and on-market and select those suited to your brief. This means you will have access to all available properties so as to make an informed decision from your end. We will also contact any private Vendors to ensure that we have the opportunity to view the widest range of properties possible and find that diamond in the rough for you.
Once we’ve identified properties worthy of shortlisting for you, we conduct a detailed objective market analysis to determine the current market worth of those properties. With access to advanced real-time data and statistical methods, we are able to determine an appropriate current price guide for the shortlisted properties. This ensures you don’t overpay or experience emotion clouding your judgement in the purchasing process.
It is only after we have conducted diligent advanced research and analysis that we then present you with a variety of properties that we feel are suited to your brief. From this presentation we further fine tune those properties you would like us to focus on. On your behalf we inspect those properties you wish for us to pursue and we provide you with detailed inspection analysis and photographs to aid your decision making process. You will receive detailed property information to help you make an educated property buying decision. Such information shall include (but not be limited to): time on the market, forecast capital growth potential and estimation of rental yield, real time property value estimates, comparable sales and rentals, prior sales and rental history, and current marketing campaign edits such as price changes, sales method amendments and likewise.

Acquisition and Settlement. Expertise in Closing the Deal
Once you have chosen your desired property, we will, in consultation with you, determine the most beneficial negotiation strategy for your property purchase. No two properties have the same particulars so there is no ‘cookie cutter’ buying strategy at Kitty & Miles.
We set forth to secure your property as efficiently as possible, for the lowest possible price, for you. Once your offer has been accepted by the Vendor, we will ensure all legal requirements are met prior to unconditional exchange.
We assist in the coordination of strata inspection reporting, as well as building and pest inspection reporting. We are also able to coordinate correspondence with your financier to ensure all parties are on track for a smooth settlement.
Our attention to detail whilst due diligence in undertaken means you don’t have to worry or stress at all.
We maintain contact with you until final settlement, to ensure all is running smoothly. If required, we are happy to conduct a pre-settlement inspection on your behalf, to ensure all inclusions are intact as per the contract of sale.
Once settlement has taken place we close off any remaining queries you may have. Ensuring your peace of mind is our business!
